If your home is priced competatively then the buyer will look seriously at it and if they like it make an offer for fear that someone else may come along and also submit an offer. People are more apt to want to buy something that they feel is a good value. Whether it is a high or low price range it doesn’t matter, everyone wants to feel like they are purchasing something that is worth the money they are paying. Overpricing your home is the worst thing you can do for the saleability of your home. An overpriced home gets tainted as being “overpriced” and when and if you receive an offer on it, it will usually be for much less than you would have received had you priced it at a competative value. Multiple offer scenarios only happen with homes that are priced well. Even if you are in no hurry to sell your home, pricing it competatively will ensure you get more money for your home in the long run. Often a home that is priced competatively ends up selling for more than the market price because it is perceived as being a good value.
