Selling a Home in Seattle
When it comes time to sell your home there are many decisions to make and early preparation and research can help to ensure a successful outcome that you are happy with.
Prepare Your Home to Sell
Getting your home ready to show is one of the most important things that you can do early on. Take a look at both the interior and the exterior of your home including the landscaping. First impressions count when selling your home. The first 30 seconds that someone drives up to your home or walks through the door they can make their decision if they want to see more. If you need help getting organized or preparing your house to sell, Contact Urban Living Seattle Associates for more staging and preparation help.
Have a Professional Comparative Market Analysis (CMA) done
Talk with your real estate agent and have them prepare a comprehensive Comparative Market Analysis (CMA) for you to review. A good CMA will give you all the information about the selling market in your area. We offer a no obligation Comparative Market Analysis of your home if you are considering selling. We can set up an appointment to view your home, it will take about 30 minutes and then we can prepare the report for you.
It all comes down to “what will a willing and able buyer pay for your home”. Almost every seller has an idea of what they would like to sell their home for. You may have arrived at this price because of financial goals, a friend who gave a price opinion or another home in the neighborhood that you think is identical to yours that recently sold. In the Seattle area, we have a very unique phenomenon with our homes. No two are alike. Even homes that were built in a similar era or have a similar exterior boast very unique interior characteristics. Because of this, having a CMA done on your home is the only sure way to know what your true market value is of your home. The market will indicate what your home is worth. In your CMA you will be able to see how long it took for similar homes in our market to sell. You will be shown the importance of pricing your home within the market range as you see homes that were priced too high sit on the market for many days and months and then ultimatly selling for below what they were worth.
Pricing Your Home to Sell
There is a philosophy to pricing your home. When buyers are looking for a home they research the market and they see a lot of homes. A buyer will know if a home is overpriced or priced within other similar homes. If a buyer likes your home but thinks it’s overpriced they will not make an offer and your home will be shuffled into the pile of homes that were not a good value. If your home is priced competatively then the buyer will look seriously at it and if they like it make an offer for fear that someone else may come along and also submit an offer. People are more apt to want to buy something that they feel is a good value. Whether it is a high or low price range it doesn’t matter, everyone wants to feel like they are purchasing something that is worth the money they are paying. Overpricing your home is the worst thing you can do for the saleability of your home. An overpriced home gets tainted as being “overpriced” and when and if you receive an offer on it, it will usually be for much less than you would have received had you priced it at a competative value. Multiple offer scenarios only happen with homes that are priced well. Even if you are in no hurry to sell your home, pricing it competatively will ensure you get more money for your home in the long run. Often a home that is priced competatively ends up selling for more than the market price because it is perceived as being a good value.
